Mold is omnipresent in our world. We breathe mold spores and other airborne particulates into our lungs every time we go outside. Reactions to these mold spores are very case and individual-specific. The most commonly reported reactions to mold spores are allergenic. However, some types of molds can produce mycotoxins during the growth stage. Responses to these types of molds can be more severe depending on the individual's immune system and exposure levels to the mold. When mold growth occurs inside a home or office, the concentration levels of mold spores in the air can become considerably elevated. This can cause a structure to become unsafe to occupy until Mold Inspection and Mold Testing have been performed.
Step 1 - Hire Environmental Special Projects to perform a Mold Inspection of your Areas of Concern or a Complete Structure Inspection to gather information & conduct mold testing to determine the scope of work to be included in the Protocol.
Step 2 - ESP will email the Mold Remediation Protocol to you & your MRC within three business days.
Step 3 - Your Mold Remediation Contractor will perform the mold remediation project per the specifications outlined in the Protocol.
Step 4 - ESP will perform a Post Clearance Inspection after remediation activities are completed to verify ALL mold impacted building materials have been removed. All building materials are dry, (1) air sample & (1) surface sample will be taken per containment.
Step 5 - Once the inspection/samples have PASSED & the homeowner has provided proof that repairs have been taken care of to the moisture source that was the causation of the mold, you will receive the CMDR signed by ESP and the Mold Remediation Contractor.
A surface sample is taken by swab or tape lift from a visually impacted area(s) to prove or disprove mold growth. If mold growth is detected, the sample will identify the type or types of mold growth in that specific area, and this area will be included in the Mold Remediation Protocol. Air samples are taken to determine if mold growth is impacting the air quality inside the structure. The air sample is examined at the laboratory to detect any elevated levels of mold spores in the air and is compared to the outside baseline air sample. An air & surface sample is required to be taken inside each containment at the Post Remediation Clearance Inspection.
DOES THE STATE OF TEXAS HAVE RULES REGARDING MOLD REMEDIATION?
The Texas Department of Licensing & Registration or TDLR regulates the removal of mold impacted building materials in properties with visible mold growth exceeding the 25 contiguous square foot rule. These regulations are outlined in the Texas Mold Assessment & Remediation Rules (TMARR). The state requires a mold remediation project to be registered with the TDLR and the work performed by a state-licensed Mold Assessment Consultant and Mold Remediation Contractor when the mold impacted building materials exceed 25 contiguous square feet.
WHAT IS A MAC?
A state-licensed mold assessment consultant is responsible for conducting a mold inspection in which observations are recorded, measurements taken, and location and analytical results of samples taken by the MAC used to prepare the mold remediation Protocol.
WHAT IS A MOLD REMEDIATION PROTOCOL?
A document prepared by a licensed mold assessment consultant for a client specifies the estimated quantities and locations of materials to be remediated and the proposed remediation methods and clearance criteria for each type of remediation in each area for a mold remediation project.
WHAT IS A MRC?
A state-licensed mold remediation contractor is responsible for removing, cleaning, sanitizing, demolition, or other treatment outlined in the mold remediation protocol.
WHAT IS A POST-REMEDIATION CLEARANCE INSPECTION?
After completing all mold remediation activities, the MAC will inspect to verify that all building materials outlined in the protocol have been removed, no visible mold growth or wood rot is present inside the containment, all building materials are dry, and required samples are taken from each containment. Once all required clearance criteria PASS, the homeowner will receive a CMDR.
WHAT IS A CMDR?
A CMDR or Certificate of Mold Damage Remediation is a certificate adopted by the Texas Department of Insurance as required by Article 21.21-11, Chapter 21 of the Insurance Code. The top section of this certificate is signed by a licensed Mold Assessment Consultant and a Mold Remediation Contractor for projects performed under the Texas Mold Assessment and Remediation Rules (TMARR). Alternatively, the bottom section of the certificate is signed by a licensed Mold Assessment Consultant on mold remediation projects that may be legally performed by unlicensed persons certifying the property does not contain evidence of mold damage.
WHAT IS THE MINIMUM AREA EXEMPTION RULE?
A person is not required to be licensed under this subchapter to perform mold remediation in an area where the project's mold contamination affects a total surface area of less than 25 contiguous square feet.

After the remediation project has been finished, a Post Clearance Inspection (PCI) will be performed. A visual mold inspection is conducted to ensure all visible mold-contaminated building materials were removed per the scope of work outlined in the Protocol. Moisture readings are taken to ensure all building materials are dry. Mold testing (an air and surface sample) is performed inside each containment to confirm remediation has been accomplished.
